Permitted Uses: Neighborhood convenience center (no fuel sales); barber and beauty shops; cleaning, pressing, laundry collection; custom dressmaking, millinery, tailors; professional offices; book, stationary stores, newsstands; art, music, dance studios; real estate and sales offices; specialty shops; retail bakeries; florist and gift shops; drugstores; savings and loan; non-package liquor stores; SUP (as approved by City Council); single-family dwelling for owner/operator of retail establishment.LC-2 - Local Retail: Accommodates those retailing and commercial and land uses that are most normally located along major thoroughfares and serve the retail needs of the residents. Permitted Uses: Any use permitted in LC-1 district; carwash; bank; candy, confectionery retail store; commercial indoor recreational; copying, photography, duplicating services; delicatessen; grocery store, meat market; health and physical fitness centers; jewelry dtores, optical goods; indoor game parlors; package liquor store; office building; photographic shop and studio; restaurant, cafeteria or caf‚; radio, television, electronic sales and service; sporting goods including gun sales and repair; furniture stores; tailor, clothing or weaving apparel shops; dog/cat veterinary; musical instrument sales/service; SUP (as approved by City Council).LC-3 - Retail: Most permissive of the retail districts and includes comparison shopping facilities and would have a citywide or regional service area. MF-1 - Multi-family Residential: Allows medium to high density multifamily dwellings. Permitted Uses: Any use permitted in R-2, R-3, R-4, R-5, or R-6 districs; SUP (as approved by City Council). MF-2 - Multi-family Residential: Allows more modest sized dwelling units and at an increased number of units within the multifamily complex. Permitted Uses: Any use permitted in R-2, R-3, R-4, R-5 or R-6 districs; SUP (as approved by City Council). MH - Manufactured Home: Only district in which a manufactured home may be placed, with the exception of the placement of a manufactured home on a temporary basis for the duration of the construction of a residential, commercial or industrial subdivision or project. Permitted Uses: Any use permitted in R-2, R-3, R-4 or R-5 districs; SUP (as approved by City Council). PD - Planned Development: Provides an alternative to the conventional approach to zoning by permitting flexibility and innovation in design, density, placement of buildings, use of open spaces, circulation patterns, and off-street parking areas and to encourage a more creative approach in the development of land in Missouri City.R - Rural Single-family Residential: Large lot single-family residential developments. Minimum lot area of 1 acre.R-1 - Rural Single-family Residential: Large lot single-family residential developments. Minimum lot area of 9,000 square feet. R-1-A - Single-family Residential: Average or standard single-family lots. Minimum lot area of 7,200 square feet.R-2 - Single-family Residential: Smaller single-family lots and a larger variety and mixture of single-family lot sizes. Minimum lot area of 5,000 square feet.R-3 - Two-family Residential: Single-family and duplex dwellings. Minimum lot area of 6,000 square feet for lots used for two-family dwellings and 5,000 square feet for lots used for single-family dwellings.R-4 - Patio-cluster Residential: Provides higher density of single-family detached housing on smaller lots. Minimum lot area of 2,800 square feet. R-5 - Townhouse Residential: Accommodates attached multistory single-family townhouse units. Minimum lot area of 1,800 square feet. R-6 - Condominium Residential: Allows medium to high density attached multistory single-family condominium units. No minimum lot area.SD - Suburban District: Rural land uses or undeveloped land. Permitted Uses: Farms, ranches, orchards & similar agrarian activities, excluding commercial feedlots, auction barns and commercial slaughterhouses; Single-family dwellings clearly incidental to the operation of above listed activities; Principal dwellings and accessory buildings clearly incidental to above operations, including barns, stables, equipment sheds, poultry houses, swine pens, granaries, punphouses, water tanks and silos (shall not cover more than 10% of total tract acreage); Installations owned and operated by City of Missouri City, Harris County, Ft Bend County, State of Texas or public utility companies, which are necessary for the public safety, governmental services, or furnishing of utility services to or through SD district; SUP (as approved by City Council).SUP - Specific Use Permit: Allows within the city the proper integration of uses which may be suitable only in specific locations in zoning a zoning district.
